There is a considerable emotional component with any home purchase, therefore we work very closely with you to understand your needs, lifestyle & aspirations. After all, we have to become your ears and eyes and not everyone’s perception of distance, accessibility, space, privacy and noise is the same. Providing there’s a flow of communication between us, a systematic search will progress positively even though criteria may change dramatically along the way. How do you actually find properties?
We have a large database of estate agents island wide. As we have been operating for 12 years with qualified buyers, it’s not unusual to be offered a special property before it’s officially advertised. We check local Spanish, German and English publications & online for private sales. We have contacts within other Mallorca service industries, community associations and businesses serving both residents and expatriates. We have freelance scouts in strategic areas of the island. There is no magic formula, we search systematically and we talk to people. Sometimes we check an area road by road or use target mailing. We have a library of maps, from ordnance survey, specialist hiking, mountain walk & cycling route maps to military maps at 5000:1. We can check the Spanish registries which give important information on every single property such as its footprint, constructed area, plot size, boundaries and usage eg. residential, agricultural, commercial or green zone. We use data from the National Geographic Institute which pieces together aerial photographs of the entire island to identify plots. We also use information supplied by the Ministry of the Environment & the coastal authorities.
What type of clients do you have?
75% of our clients are overseas buyers, generally with busy lives and limited availability. Their budgets are varied. We work around their schedule so it’s not unusual to work late into the evening or on Sundays. The majority are looking for second homes, often villas with sea views, country properties (fincas), village houses, Palma city apartments and penthouses. Some of these clients need someone on the ground to tell them when a particular property becomes available eg. front line property with water access, which is in short supply and often not openly for sale. A few of our clients have been looking for this special kind of property for years, but are never in the right place at the right time. A small percentage are investors looking for renovation projects, plots or commercial property. The remainder are Mallorca residents looking to relocate to other areas of the island. 80% of our business now comes via recommendations or past clients. We also take client referrals from established property search companies in London (UK).
How long does a property search take?
It depends on several factors. If you aren’t sure where you want to be, we may first have to give you an overview of the various areas of Mallorca and the types of property you can expect to find. We may have to explain the geography of the coastline, its infrastructure and facilities. This groundwork will help focus on suitable locations. We allow at least one month though research could take several weeks. If you are very specific about what you are looking for and the supply is limited eg. a front line villa with access to the sea, it may take a while but we are here in Mallorca and have an ear to the ground. We work within your time frame, but importantly, we need to be realistic and make sure we have covered all the options.
Can you arrange financing?
Yes. We have lots of experience with different mortgage providers and up to date comparisons between lenders. We can put you in touch with the most efficient, which will save you time gathering paperwork & making fruitless applications.
